Dunlap property on U.S. 33 free for commercial use with rezoning

GOSHEN — The Elkhart County commissioners have rezoned a property in the Dunlap area, allowing the owner to proceed with plans to sell the land as a commercial space.

David Myers told the county commissioners Tuesday, Jan. 21, that he has owned a residential-zoned property at 23929 U.S. 33 for the past 26 years, but he is ready to put the land on the market. The property is on the east side of U.S. 33 north of C.R. 20 in Concord Township.

Myers told the commissioners that the property’s neighborhood resembles a commercial area, not residential, pointing out that it is close to a grocery store, a restaurant and a tire shop. The building on the property is vacant, but Myers said he plans to sell the land. He said owners of a retail store and a fast food restaurant had previously expressed interest in locating there.

The land’s rezoning to a business or wholesale district opens the property up to being used for air conditioning and heating sales and service, bicycle and motorcycle repairs and sales, catering and indoor recreation among other uses.
